Why homeowners in Hilton Head call us.

Hilton Head Island is the farthest point in our service area, about an hour from Savannah: over the Talmadge Bridge, up US-17 through Hardeeville, then east on US-278 and across the bridges onto the island. We make that drive because Hilton Head has a very specific set of exterior maintenance needs, and because a lot of the owners we serve there also own or manage property in Savannah.

The island is organized into gated plantations, each with its own architectural review board, and the housing in them spans fifty years. Sea Pines has the original 1970s and 1980s cedar and cypress homes under the live oaks, Palmetto Dunes and Shipyard mix older villas with rebuilt oceanfront houses, and Hilton Head Plantation on the north end is largely 1980s to 2000s homes on larger lots. Across all of them, the Town of Hilton Head Island's design rules push exteriors toward muted natural colors that blend with the tree canopy: earth tones, grays, greens and browns rather than bright whites or primary colors. Those rules, together with each plantation's ARB, mean exterior color changes are reviewed, and we build our color recommendations around what is likely to be approved.

Salt air is the story of paint on Hilton Head. Homes within a few blocks of the ocean or Calibogue Sound live in constant salt-laden humidity, which chalks paint, corrodes fasteners and nail heads, and feeds mildew on every shaded surface. Exterior repaint cycles here are short, often five to seven years on exposed elevations, and wood siding and trim need scraping, spot-priming and caulking every time. Decks, which nearly every island home has, grey and splinter quickly and need cleaning and re-staining every two to three years to stay safe and presentable.

Rental turnover drives timing. Many Hilton Head homes are short-term rentals that are booked solid from spring break through Labor Day, so exterior painting, pressure washing, deck staining and gutter work has to happen in the fall and winter windows when the calendar is open. We schedule island work in those windows and in multi-day blocks, so a rental owner can get the house washed, repainted, the deck stained and the gutters cleared in one visit. Gutters matter more than most owners think here: the live-oak canopy drops leaves and pollen year-round, and clogged gutters overflow onto siding and fascia, which is where most of the rot we repair on the island begins. Permits for most painting and maintenance are not required, but the Town of Hilton Head Island and Beaufort County do regulate structural changes and tree work, and we tell you what applies before we start.

Exterior paint, pressure washing, decks and gutters from one licensed, insured crew means a rental owner can get the whole exterior handled in one fall or winter visit instead of coordinating four vendors on the island.

Brayan Painting LLC has been licensed and insured since 2018. Every job comes with a written workmanship warranty, and certificates of insurance are available before we start, which many HOAs and property managers ask for.

Bilingual crew, free same-day estimates

Many Hilton Head property managers and owners work with us in Spanish, and our crew does both. Estimates are free, scheduled in island blocks, and we send photos and updates to owners who are not local.

Hilton Head homeowners ask us.

Do you work inside Sea Pines, Palmetto Dunes and Hilton Head Plantation?

Yes. We work inside the gated plantations on Hilton Head Island, including Sea Pines, Palmetto Dunes, Shipyard and Hilton Head Plantation. Each has its own gate pass procedure and architectural review board for exterior changes, and we handle the contractor passes and provide ARB-ready color samples and insurance certificates.

Will my exterior color be approved under Hilton Head's natural-color rules?

The Town of Hilton Head Island's design guidelines generally favor muted natural tones that blend with the tree canopy, such as earth tones, grays, greens and browns, and each plantation ARB applies its own version of those rules. We recommend colors that are likely to be approved and prepare the samples and data sheets for your submission. Final approval rests with your ARB, so we confirm before buying paint.

Can you work around my rental calendar on Hilton Head?

Yes. Most of our Hilton Head exterior work happens in the fall and winter windows when short-term rentals are open. We schedule multi-day blocks so pressure washing, painting, deck staining and gutter work can all be completed in one visit between bookings, and we send photo updates to owners who are not on the island.

How often do homes on Hilton Head need exterior repainting?

Exposed elevations near the ocean or Calibogue Sound often need repainting every five to seven years because of salt-laden humidity, and decks typically need cleaning and re-staining every two to three years. Homes farther inland under the canopy last longer but mildew faster. Thorough soft-washing, priming and marine-grade acrylic paint stretch those cycles.

How far is Hilton Head from your Savannah crew, and is there a travel charge?

Hilton Head Island is about an hour from our Savannah shop, across the Talmadge Bridge, up US-17 and out US-278 over the bridges to the island. We group island estimates and jobs into dedicated days so we do not add a travel charge, and we quote the same prices we quote in Savannah.
