Why homeowners in Bluffton call us.

Bluffton sits in southern Beaufort County, South Carolina, between the May River and the bridges to Hilton Head Island. From our Savannah shop the drive is 45 minutes to an hour: across the Talmadge Bridge, north on US-17 through Hardeeville, then SC-170 or US-278 into town. We make the trip several times a week because Bluffton homeowners have been asking us to, and because the work here is a good fit for what we do best.

Bluffton is really two towns. Old Town, along Calhoun Street and the May River bluff, is historic wood-sided cottages and newer homes built to match them, with lap siding, wood trim, deep porches and painted metal roofs. The rest of Bluffton exploded after 2000: Hampton Lake, the many villages of Sun City Hilton Head, Hampton Hall, the neighborhoods along Buckwalter Parkway and the communities surrounding Palmetto Bluff. That housing is fiber-cement and stucco over frame, often in the sand and white tones the Lowcountry favors, and much of it is now fifteen to twenty-five years old and on its second or third exterior paint cycle.

The May River climate is the hardest in our service area on paint. Salt-laden humidity, intense summer sun and heavy pollen mean exterior paint in Bluffton fades, chalks and mildews faster than it does inland. Fiber-cement siding needs its caulk joints and cut edges maintained or it starts to show hairline failure and swelling at the bottom courses, and the painted wood of Old Town needs regular scraping, priming and repainting to keep rot out. Exterior painting and siding repair are the two jobs we are called for most here, and soft-wash pressure washing is a yearly maintenance request for almost every home with a shaded side.

Garages are the other big one. Many Bluffton homes, particularly in Sun City Hilton Head and Hampton Lake, have oversized two- and three-car garages with bare concrete that sweats in the humidity and shows every tire mark, and owners want a flake epoxy floor that looks clean and cleans easily. Nearly every Bluffton community has an architectural review board that approves exterior colors, and Old Town has its own historic district review through the Town of Bluffton. Beaufort County or the Town of Bluffton may require permits for siding replacement and structural work. We help with the color submissions and tell you plainly what needs a permit before we start.

Bluffton homeowners ask us.

How far is Bluffton from your Savannah crew, and do you charge for travel?

Bluffton is about 45 to 60 minutes from our Savannah shop, across the Talmadge Bridge and up US-17 to SC-170 or US-278. We group our Bluffton estimates and jobs into dedicated days so we do not charge a travel fee. Our pricing is the same as it is in Savannah.

Can you handle the ARB color approval in Hampton Lake or Sun City Hilton Head?

Yes. Nearly every Bluffton community, including Hampton Lake, Sun City Hilton Head, Hampton Hall and the neighborhoods around Palmetto Bluff, has an architectural review board that approves exterior colors. We provide color draw-downs, manufacturer data sheets and our certificate of insurance so your submission is complete. You submit as the homeowner; we make the paperwork easy.

Do I need a permit in Beaufort County for siding replacement or exterior painting?

Painting does not require a permit. Replacing siding, trim or structural wood may require a building permit from Beaufort County or the Town of Bluffton depending on scope and your address, and homes in the Old Town historic district have an additional historic preservation review for exterior changes. We confirm what applies before we begin and handle permits for permitted work.

Why does exterior paint fail faster in Bluffton than inland?

Bluffton's combination of salt-laden humidity off the May River, intense summer sun and heavy spring pollen is tougher on paint than almost anywhere in our service area. South and west walls chalk and fade, shaded walls mildew, and fiber-cement caulk joints open up. Quality 100 percent acrylic paint, thorough soft-wash and priming, and re-caulking every joint are what extend the repaint cycle here.

Are you licensed to work in South Carolina as well as Georgia?

Brayan Painting LLC is a licensed and insured Georgia company based in Savannah, and we carry liability and workers' compensation coverage that applies on South Carolina jobs. Certificates of insurance are available before we start. Where a South Carolina residential license or local registration is required for a specific scope, we confirm that with Beaufort County or the Town of Bluffton and tell you up front.
